The exclusive Sage Longboat Key condominiums in Sarasota, Florida combine a beachfront setting with wraparound views of the Gulf of Mexico and Sarasota Bay. Designed by Hoyt Architects, the Sage Longboat Key luxury condominium complex features 16 expansive beachfront residences with unobstructed views of both the Gulf of Mexico and Sarasota Bay. For the Longboat Key project, the balconies, pool, amenity deck, and elevator pits are exposed to the marine environment of the beachfront location. The pool and elevator pits, as the deepest concrete elements in the development and are also exposed to high groundwater levels as well as chloride ions. Without appropriate protection, exposed and below-grade concrete in these conditions can become vulnerable to moisture infiltration driven by climate and hydrostatic pressure. Over time, water ingress may contribute to corrosion of embedded reinforcing steel and deterioration of the concrete structure.
